RESA® Sold Over List Price – Property of the Year™ and RESA® Sold Over List Price – Stager of the Year™ are two distinct categories open to all RESA® members in North America.

RESA® Sold Over List Price – Property of the Year™ recognizes the property that sold for the highest amount over its list price. All RESA® members who submitted qualifying properties to the Over List Price Club within the six months prior to the submission period are automatically entered into this category.

RESA® Sold Over List Price – Stager of the Year™ honors the stager with the most qualifying submissions to the Sold Over List Price Club between October 20th 2025 – April 30th 2026.

RESA® Sold Over List Price Club Submission and Verification Guidelines

To qualify for inclusion in the RESA® Sold Over List Price Club, each submission must include verifiable pricing data and project details.

Sale Price Verification (Required)

Upload one of the following:

  • MLS documentation showing the original list price and final sale price

  • A letter from the listing agent on company letterhead confirming both the list price and final sale price

If you choose not to upload a document, you may provide a public website link instead.

Listing Link (Required if no document uploaded)

  • The link must clearly show:

    • Original list price

    • Final sold price

  • This link is used to verify the sale details.

Additional Required Details

  • Staging fee for the first 60 days, including staging and rental fees combined

  • Amount the property sold over list price

  • Number of rooms staged

  • Whether the property was Vacant or Occupied prior to staging

  • Services provided by your company for the listing (select all that apply)

Eligibility Window

Only properties that sold within the current eligibility period for the awards cycle will be considered for club placement and related recognition.

All submissions are reviewed and verified by RESA® Headquarters prior to acceptance.

NEW FOR 2026 RESA® Days on Market – Stager of the Year™ is a category open to all RESA® members in North America.

RESA® Days on Market – Stager of the Year™ honors the stager with the highest number of qualifying submissions to the Days on Market Club between October 20th 2025 – April 30th 2026, recognizing consistent performance and measurable impact across multiple listings.

RESA® Headquarters compiles and verifies all data and will announce the top five finalists in each category when finalists are revealed. Winners will be announced at RESACON® Vegas during the awards show.

RESA® Days on Market Club Submission and Verification Guidelines

To ensure accuracy and consistency, all submissions to the RESA® Days on Market Club must include the following information and documentation.

Neighborhood Benchmark (Required)

You must document the median Days on Market (DOM) for comparable listings in the property’s neighborhood.

How to document this:

  • Use a public real estate website (for example, Realtor.com).

  • Search by ZIP code or city.

  • Scroll to the bottom of the results page and locate the section labeled Facts about [Area].

  • Record the median Days on Market shown.

Upload requirements:

  • A screenshot with:

    • The visible page URL

    • The median Days on Market clearly shown

    • The ZIP code and or city visible on the page

Listing-Specific Verification (Required)

Provide proof of your staged listing’s actual Days on Market using one of the following:

  • Screenshot showing list date and pending or sold date from MLS or a public-facing website

  • A letter from the listing agent on company letterhead confirming the listing’s Days on Market

If you provide a public website link instead of a document, the link must clearly display the list date and pending or sold date.

Additional Required Details

  • Staging fee for the first 60 days, including staging and rental fees combined

  • Number of rooms staged

  • Whether the property was Vacant or Occupied prior to staging

  • Services provided by your company for the listing (select all that apply)

All submissions must fall within the eligible timeframe for the current awards cycle. RESA® may request additional documentation if clarification is needed.
